Exton Village is situated on the east side of the Exe Estuary, in East Devon.
It is 6 miles from the historic city of Exeter, the county town of Devon.
It is also close to the ancient port of Topsham, the attractive village of Lympstone and the seaside resort of Exmouth
Most of the village is situated between the A376 Exeter to Exmouth road and the Exe estuary.
Exton is also close to the M5, linking to Bristol and Honiton via the A303 and, westwards, to Plymouth via the A38 and Cornwall via the A30.
Transport links are good, with a frequent bus service along the A376 and a local railway station serving all stations between Exeter and Exmouth on the aptly named Avocet line.
As well as through trains to Barnstaple and Paignton, this line links with regular London trains to Paddington and Waterloo to the east and Plymouth and Penzance to the west.
Being close to the Exe estuary and looking across to the Haldon Hills, with Dartmoor further to the west, many of the properties have fine views.
The Exe estuary trail has recently been completed, connecting Exeter to Exmouth and Dawlish, allowing cyclists and pedestrians to take advantage of the fine views of the estuary and wildlife.
The estuary trail runs on both sides of the estuary and provides a number of enjoyable cycle rides/walks. There are ferries across the Exe at Exmouth and Topsham allowing circular rides/walks to enjoy the estuary (and the pubs).
